Schedules

Years ago, fast-track scheduling was considered a unique approach to project delivery systems, however, with the advent of the new economy and real estate price pressures, this approach (along with Design/Build services) has become the norm. In response to these market forces, we have adapted our practice to provide a constant flow of timely information to the entire design team, including the client and users representatives. Managing this process can spell the difference between project success and project failure. At F+M Architects we utilize our own web-based document distribution system to assure all team members are literally on the same page at all times. This eliminates a lot of "friction" in the information flow and with this crucial element, it can eliminate days or even weeks in the process.

At our client's request Gantt chart schedules (MS Project) are developed with involvement and discussion from the Owner and Contractor (along with building department permit process information). This is to establish realistic milestone dates at key points in the development of the project. Once there is buy-in from all parties, FENNIE+MEHL Architects pro-actively monitors the development of the project relative to the established schedule to ensure team members are aware of their responsibilities and to eliminate information "choke points" or possible schedule impacts over the horizon. This forward thinking allows time to develop alternate approaches to facilitate the project delivery, while minimizing overtime for the trades.
