Upon taking an active role in managing the building in 2004 the building owner engaged FENNIE+MEHL Architects to develop designs for and number of improvements to the Shell & Core of the six-story mixed use building at the corner of Brannan and 2nd Streets in South End Historic District in the SOMA area of San Francisco. The 68,634SF building was built in 1912 as a paper storage facility and was subsequently converted to its current uses as multi-tenant office and retail facility in the late ‘70's.

A proposed list of improvements was developed after a series of reviews and discussions with various design professionals and the building ownership. The list was prioritized and the designs were developed for a phased implementation over a number of years. High on the list were building stabilization and infrastructure upgrades, such as new roof membrane, fire sprinkler system, electrical service and elevator upgrades.

Following the infrastructure projects a new building entry and lobby were implemented to provide a new, fresh look for building occupants and visitors as well as disabled access to the ground floor and elevator for access to the upper floors. The lobby includes a new signage for building identity and a building directory.

A warehouse space on the ground floor was remodeled to reposition it as a retail space facing Brannan Street and was sucessfully leased to a Personal Fitness Training operation.

Currently FENNIE+MEHL Architects is completing construction documents for exterior entrance renovations including removal and replacement of three bays of ground floor openings along the Brannan Street frontage, and the addition of a metal infill canopy between two existing cast-in-place concrete canopies.

Future phases to be completed include:
• Install new exterior wall coating system at Brannan St. And 2nd St. Facades from belt line and below (floors 1 &2) and new exterior painting above belt line

• Renovate Tenant Corridors; replace corridor finishes and lighting to upgrade appearance and to enhance leasibility, refinish walls, doors, and ceilings, signs at tenant entrance and new tenant floor directories

• Remodel and expand Base Building toilet rooms for disabled access, floors 2-6
